Sensitive Government Construction Project | Northern Virginia | May - November 2026

Ghost Factory is hiring a contract Superintendent to lead daily field operations on a sensitive government construction project in Northern Virginia. Ghost Factory holds a subcontract under the prime, with responsibility for delivering the vertical construction scope on the project. The Superintendent is accountable for site safety, quality, schedule execution, and trade coordination across all trades from mobilization through closeout.

The Superintendent runs the day-to-day field operation, directing the trade contractor base, enforcing federal site safety and quality requirements, and coordinating with the prime's site leadership. The role partners closely with the Project Manager on project controls and serves as the lead field-level point of contact to the prime's superintendent.

This is a full-time contract engagement (40 hours/week) running from May 2026 through November 2026. Strong performance may lead to ongoing employment with Ghost Factory.

Reports to the VP of Operations and partners daily with the on-site Project Manager. Based on site in Northern Virginia for the duration of the engagement.

Citizen and Background Requirements:

• U.S. citizenship required.
• Must be able to pass a federal background investigation at the Public Trust level.
• No active security clearance required at the start of the engagement.
• Subject to screening and ongoing suitability review for the duration of the project.

Responsibilities:

• Direct daily field operations across the vertical construction scope, in coordination with the prime contractor.
• Lead trade coordination, manpower planning, and sequencing across structural, envelope, mechanical, electrical, plumbing, finishes, and specialty trades, in alignment with the construction schedule.
• Enforce federal site safety standards, including the project Accident Prevention Plan and Activity Hazard Analyses.
• Lead the field quality control program in accordance with the project quality control plan and federal inspection requirements.
• Conduct daily huddles, weekly subcontractor coordination meetings, and pull-planning sessions. Participate in the prime's coordination cadence.
• Maintain daily reports, manpower logs, deficiency tracking, and as-built markups in accordance with federal recordkeeping requirements.
• Coordinate inspections with the AHJ and federal client.
• Manage badging, escort, and controlled-access logistics for the on-site workforce.
• Direct site logistics across all trades, including deliveries, staging, lifts, and laydown.
• Lead punch list, commissioning support, and field-side closeout.

Minimum Qualifications:

• Ten to fifteen or more years of superintendent experience leading vertical, multi-trade construction projects.
• Track record of running vertical construction field operations on sensitive, secure, or federal projects.
• Demonstrated ability to direct multi-trade execution on complex projects.
• Working knowledge of OSHA construction standards and USACE site safety standards.
• Familiarity with controlled site access, restricted work hours, and federal badging and escort protocols.
• OSHA 30 required. USACE CQM-C or equivalent quality control certification strongly preferred.
• U.S. citizenship and ability to pass a federal background investigation at the Public Trust level.
• Proficiency with industry-standard project management platforms, Google Workspace, and Microsoft Office.
• Valid driver's license and reliable daily access to the Northern Virginia jobsite.
• Strong written communication for federal documentation. Calm and decisive in field leadership.
• Comfort operating in a fast-moving environment with high personal ownership.

Preferred Skills and Experience:

• Prior experience on SCIF, GSA, DoD, USACE, or other federal construction projects.
• Experience operating as a subcontractor to a federal prime while delivering vertical, multi-trade field execution.
• Active or recently held security clearance.
• Superintendent experience leading self-performed or directly managed work across multiple trade scopes.
• First aid and CPR certification.
• LEED experience.
• Existing relationships within the Northern Virginia trade contractor and supplier base.

Compensation and Engagement:

• Full-time contract role (40 hours/week).
• Approximately seven (7) months: May 2026 through November 2026, with potential extension based on project needs.
• Competitive contract rate commensurate with experience.
• Per diem, travel, and parking subject to negotiation.
