Portfolio General Manager

The Portfolio General Manager is a key leader responsible for the comprehensive management and operational success of an assigned project portfolio. Reporting directly to the Associate Director, this role encompasses all financial aspects of the portfolio, ensuring timely income collection and expense control aligned with ownership objectives, ultimately meeting or exceeding Net Operating Income (NOI) goals.

In this position, you will cultivate strong relationships with tenants to swiftly address any issues that arise and enhance tenant satisfaction, fostering high retention rates. We offer a competitive base salary between $90,000 - $115,000, along with additional bonus opportunities based on performance.

Key Responsibilities:

  • Conduct semi-annual property inspections and provide recommendations for maintaining and enhancing assets, managing a portfolio of 50 bank branches.
  • Coordinate maintenance schedules and liaise with vendors to ensure smooth operations of bank branches while adhering to service contract requirements and applicable codes.
  • Oversee vendor selection and performance, preparing requests for proposals and service agreements while ensuring compliance with established standards.
  • Manage tenant services including preventative maintenance, inventory control, and general maintenance, implementing a proactive maintenance program.
  • Evaluate maintenance quality and pricing, reviewing bids for prospective projects to ensure optimal service delivery.
  • Serve as the primary contact for ownership and clients, ensuring that strategic objectives are met consistently.
  • Plan, budget, and manage operating and capital expenditures, preparing annual budgets and monthly variance reports.
  • Supervise accounts receivable and payable processes, including rent collection and lease compliance documentation.
  • Address tenant requests promptly, collaborating with Property Management and Building Staff to resolve issues and maintain positive relationships.
  • Ensure compliance with property safety standards and oversee Fire and Life Safety training and emergency response plans.
  • Lead and develop team members to achieve exceptional performance, setting clear goals and providing coaching and support.

Qualifications:

  • Bachelor's Degree in business, real estate, finance, or a related field.
  • A minimum of five years of relevant experience in property management.
  • Strong understanding of financial concepts and the ability to conduct complex financial analysis.
  • Experience with Yardi and Kardin accounting software is preferred.
  • Excellent problem-solving skills to effectively handle tenant and management issues.
  • Proficient in Microsoft Word and Excel.
  • Strong verbal and written communication skills, with the ability to prepare complex financial documents.
  • Highly organized and detail-oriented, with a proven track record of exceptional customer service.
